Introduction Only Service
Included in our Introduction Only Service Tops will undertake to;
- Discuss your requirements.
- Advise you about the current rental market.
- Assess the property's presentation.
- Agree any improvement work.
- Explain furnishing, electrical gas and fire safety regulations.
- Evaluate the likely achievable rent.
- Market the property on our website, advertise within the local press
with colour photographs, circulate details to companies and applicants
on our mailing list.
- Interview prospective tenants.
- Accompany prospective tenants on viewings.
- Negotiate all tenancy details on your behalf.
- Undertake a full credit search and to obtain comprehensive references
on prospective tenants through the Home Let Premier referencing service.
(Where necessary, additional security will be requested by means of
a guarantor).
- Prepare the tenancy agreement and corresponding Notices to comply
with Landlord and Tenant legislation.
- Collect damages deposit.
- Manage the commencement of your Let and any subsequent extensions.
- Provide tax advice.
- Optional preparation of an inventory and schedule of condition.
Letting and Rental Collection Service
In addition to the elements offered within our Introduction Only
service the Letting and Rental Collection Service includes
- Collecting the monthly rental and transfering the rents into the
designated account by BACS.
- 12 months rental guarantee insurance.
Letting and Full Management Service
The Full Management Service adds the following to the Let Only and
Rental Collection service.
We recommend Full Management to the busy individual or anyone who
is not thoroughly experienced in property management and tenancy law.
- Collecting a damages deposit to be held by Tops Property Services
Ltd. as stakeholders until the end of the tenancy.
- Compiling/updating a detailed inventory and schedule of condition
prior to the commencement of each tenancy.
- Transferring utility accounts (gas, water, electricity, council
tax) into the tenants name.
- Meeting the tenant at the property to check inventory and familiarise
them with appliances, equipment, furniture etc.
- Monthly statement of account and remittance of rent, net of our
fees and of any maintenance costs and other outgoings.
- Thorough quarterly property inspections followed up by individual
written reports.
- Co-ordinating and supervising running repairs, subject to previously
agreed expenditure limit.
- Final inventory check plus supervising cleaning, repairs, gardening
etc.
- Negotiation and refund of tenant's damage deposit.
- Vacant property management between tenancies
